CREDIT ENHANCEMENT FUND II

JID Investments LLC (JIDI), together with our Sponsor partner Capital City Real Estate (CCRE), is participating in a second Credit Enhancement Fund investment. This investment presents a unique investment opportunity for investors to participate with collateralized capital for
multiple CCRE development projects. Initial projects include “The Mill” in Charlotte, NC, “The Botanist” in Fairfax, VA, and a multi-family development project in Stockbridge, GA called “Tranquil Trails”. Other projects may be identified at a later date. JIDI is currently investing in The Mill and The Botanist under separate entitles as a joint venture partner with Capital City Real Estate who serves as both Sponsor and Developer for these projects.

The purpose of the fund is to provide a Credit Enhancement to construction loans on CCRE development projects. It’s a credit worthy affiliate of the borrower satisfying construction lender liquidity requirements. Profits are captured through ordinary interest income and CCRE’s project Promote structure for three separate project investments. The CEF#2 fund raised $2.34M and is expected to last 36 months. Investors will receive a 12% preferred return with overall returns projected at 15% over the investment timeline. Close-out is currently projected for 1st Quarter 2028.
